Property Manager
DESCRIPTION:
- Oversee, maintain, and inspect all designated buildings, properties, and communities in a portfolio
- Effectively work alongside a property management team that includes maintenance, owner, tenant, and transaction coordinators, vendors, and bookkeepers
- Manage ongoing maintenance and inspections in compliance with all relevant laws, codes, and company policies
- Select tenants through interviews and background checks
- Collect rent, pay invoices, and analyze operating statements
- Prepare the annual budget and report on financial performance regularly
- Manage on-site staff, and vendor and contractor relationships
- Address tenant complaints, violations, and problems
- Prepare and maintain all records, correspondence, and files
- Establish and maintain relationships with tenants
- Explain portal, request owner contributions, set up banking information, collect maintenance reserve
- Open communication with owners
- Renewals, maintenance charges, statements, etc.
- Run weekly reports in Property Management software and provide to management
QUALIFICATIONS:
- Minimum of 2 years of experience in the real estate industry, a must.
- Financial experience, including costs, budgets, executing contracts, service contracts, and collections.
- Broad knowledge of the California Tenant/Landlord law
- Exceptional supervisory skills, detailed oriented, well-organized and leadership ability
- Flexible and results-oriented.
- Proficiency with Microsoft Office applications and Buildium.
- Moxie/Determined/Strong Character
- Strong communication skills a must

Marketing & Business Development Asst.
role:
- Assist Business Development and Marketing in all aspects of the sales process from contact to contract
DESCRIPTION:
- Prepare listing materials: pre-listing presentation, rental market analysis, pull online property profile, research old multiple listing service (MLS) listings and etc.
- Coordinate the preparation of listings & open house flyers, graphics, signage and all other marketing materials.
- Consult & coordinate with owners for property photos, cleaning, signage, lockbox, access requirements& marketing activities.

Transaction Coordinator
DESCRIPTION:
- Oversee all aspects of transactions from executed agreement to closing.
- Obtain all necessary signatures on listing agreement, disclosures, lease agreements, property management agreements, ect
- Coordinate title/escrow, mortgage loan and appraisal processes.
- Coordinate inspections, assist in negotiations regarding repairs, and coordinate completion of repairs.
- Regularly update & maintain communication with clients, owner, agents, title officer, lender etc.
- Submit all necessary documentation to office broker for file compliance.
- Coordinate moving/possession schedules.
- Schedule, coordinate & attend closing processes.
- Input all client information into client database system.

Maintenance Manager
role:
- handle all things maintenance, soup to nuts, from daily maintenance, to rent ready projects, and large remodels
DESCRIPTION:
- Handle all move-in and move-out inspections
- Manage all property renovations and projects
- Onboard occupied and vacant properties
- Create recommended repairs list for and new properties and vacant property to be rent ready
- Assist Maintenance Coordinator with tenant repair requests
- Hire, fire, and manage vendors performing repairs and renovations
- Communicate with Landlords and Owner Coordinator on major renovations or repairs
- Negotiate vendor quotes and invoices to achieve competitive pricing
- Maintain vendor list and obtain necessary documentation to remain on our vendor list
- Respond to all Tenant maintenance requests
- Contact Vendor(s) and dispatch to properties
- Communicate with investors to obtain approval for make-ready or maintenance repairs
- Onboard new vendors, obtain documentation, set up portal access
- Will require some weekend Maintenance Emergency line rotation
QAULIFICATIONS:
- Minimum of 3 years of experience in the construction/home improvement industry
- Financial experience, including costs, budgets, payment schedules for projects
- Exceptional supervisory skills, detailed oriented, well-organized and leadership ability
- Reliable and able to effectively maintain assigned work schedule
