ROLE:
- Oversee, maintain, and inspect all designated buildings, properties, and communities in a portfolio
DESCRIPTION:
- Effectively work alongside a property management team that includes maintenance, owner, tenant, and transaction coordinators, vendors, and bookkeepers
- Manage ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies
- Select tenants through interviews and background checks
- Collect rent, pay invoices, and analyze operating statements
- Prepare the annual budget and report on financial performance regularly
- Manage on-site staff, and vendor and contractor relationships
- Address tenant complaints, violations, and problems
- Prepare and maintain all records, correspondence, and files
- Establish and maintain relationships with tenants
- Explain portal, request owner contributions, set up banking information, collect maintenance reserve
- Open communication with owners
- Renewals, maintenance charges, statements, etc.
- Run weekly reports in Property Management software and provide to management
QAULIFICATIONS:
- Minimum of 5 years of experience in the real estate industry, a must.
- Financial experience, including costs, budgets, executing contracts, service contracts, arrears.
- Broad knowledge of the California Tenant/Landlord law
- Experience with office, medical and retail tenants
- Exceptional supervisory skills, detailed oriented, well-organized and leadership ability
- Reliable and able to effectively maintain assigned work schedule
- Proficiency with Microsoft Office applications, Buildium, and Quickbooks
- Moxie/Strong Self-Awareness/Motivated
- Strong communication skills a must
Compensation: $48,000 base + Incentive Pay
